By repurposing a historic building with existing infrastructure, we've created one of only two locations in the United States with life sciences companies on Main Street.
This innovative approach to creating laboratory space is extremely cost-effective compared to new construction, allowing us to keep rent at lower prices for tenants so they can focus their financial resources on innovation rather than overhead. The idea for Main Street Labs was born from collaborative conversations between life sciences companies and Hughes Development. These companies faced a critical challenge: emerging laboratory-based life sciences companies often lack the physical and financial resources needed to accomplish their innovative work, especially in regions outside major biotech hubs.
While South Carolina offers significant economic advantages for life sciences companies, available laboratory space for small to medium-sized companies in the Upstate was scarce. Both Greenville and South Carolina had strategic economic development goals to grow life sciences by attracting and nurturing companies, but lacked the infrastructure to support these goals.
Main Street Labs was developed to fill this need. By locating our laboratory hub on Main Street in downtown Greenville, we've positioned South Carolina's life sciences sector in the same prestigious arena as Cambridge, Massachusetts, the only other U.S. location with life sciences companies on Main Street. Today, with anchor tenant Kiyatec Inc. and growing community of innovators, we're proving that world-class life sciences innovation can thrive in the heart of the South.
